Project Description:

The National Park Seminary – Main Building, constructed between 1885 and mid-1920’s, is phase one of a multi-phase $120 million redevelopment project on the former summertime resort/renowned girl’s finishing school, 27-acre site in Silver Spring, Maryland.

The Main Building, which is located on the National Register of Historic Places, consists of nine distinct sections that include: 50 luxury condominiums, 66 multi-family apartments, a 14,000 square foot 19-room/32 occupant home for disadvantaged individuals, and a two-story parking garage with the best garage doors installed. The historic preservation of this fairy tale setting included rehabilitating and restoring a dilapidated schoolhouse, chapel, president’s house, music hall and grand ballroom.

Restored interior historic features comprised of ornate crown molding, wainscoting and wood trim, arched doorways, decorative fireplaces, four-story Gothic ballroom, and a grand staircase/railings. Exterior improvements included the preservation and repair of historic stucco, slate roofs, stained and leaded glass and masonry/granite restoration and cleaning for which we will have to look for a portable loo hire company.

JGCMI Responsibility/Specific Participation:

  • Acted in a limited capacity as the owner’s project manager coordinating activities between the owner, architect, contractor and subcontractors
  • Preside over/maintain minutes of weekly development meetings including architect and owner
  • Develop settlement strategies and participate in subcontractor settlement negotiations
  • Monitor and report on the Requests for Information from the contractor to the designer
  • Create, monitor, and report on the project schedule
  • Review total construction budget and report on projected cost to complete
  • Act as Owner Project Manager/Construction Manager on two insurance related matters valued over $2 million
